Home Inspection 101

What is a home inspection and what does a home inspector look for? A home inspection is a non-invasive physical examination, designed to identify material defects in the systems, structures, and components of a building as they exist at the time of the inspection.

A material defect is a condition that significantly affects the value, desirability, habitability, or safety of the building. Style or aesthetics shall not be considered in determining weather a specific system, structure, or component is defective.
One of the systems that a home inspector will examine is the electrical system. A component of the electrical inspection is the GFCI.

In the home, one of the safety features that many of us take for granted is the GFCI or Ground Fault Circuit Interrupter. When a short or ground fault occurs, the GFCI will trip to prevent anyone using that outlet from being electrocuted. A GFCI should be installed at all receptacles within four feet of a sink, and at all exterior and garage receptacles.
